Cookies policy
Effective date: 25 February 2026
Sunset Hills (hereinafter referred to as “we”, “us”, “our” or “the Administrator”) uses cookies and similar technologies on our website https://nh357.webvertio-projects.pl (hereinafter: “Website”) to ensure its proper functioning, improve user experience, analyse traffic and – with your consent – to personalise content and deliver targeted advertising.
This Cookies Policy explains what cookies are, what types we use, for what purposes, on what legal basis, how long they are stored, how you can manage them (including withdrawal of consent), and how this relates to the protection of your privacy under the General Data Protection Regulation (GDPR / RODO).
1. What are cookies?
Cookies are small text files that are stored on your end device (computer, tablet, smartphone) when you visit a website. They allow the website to “remember” certain information about your visit – such as language preferences, login status, items in a shopping cart (where applicable), or browsing behaviour – so that subsequent visits are more convenient, faster and better tailored to your needs.
Cookies do not contain personal data in themselves (such as your name, surname, email address or phone number), but in combination with other data they may enable identification of a specific user. That is why we treat information collected via cookies as personal data and process it in accordance with our Privacy Policy and applicable law.
2. Types of cookies used on the Website
We use the following categories of cookies:
a) Strictly necessary / essential cookies These cookies are indispensable for the basic functioning of the Website. They enable core features such as navigation between pages, access to secure areas (e.g. contact form submission), remembering consent choices in the cookie banner, maintaining session continuity and ensuring website security (e.g. protection against cross-site request forgery – CSRF). Legal basis: Art. 6(1)(f) GDPR – our legitimate interest in providing basic functionality of the Website + Art. 173(3) of the Telecommunications Law (Poland) – no consent required.
b) Functional / preference cookies These cookies remember your choices and preferences (e.g. preferred language, dark/light mode if available, font size, last viewed properties or search filters), so you do not have to set them again on every visit. They improve comfort of use without being strictly necessary for the site to work. Legal basis: Art. 6(1)(a) GDPR – your consent.
c) Analytical / performance cookies These cookies collect anonymised statistical information about how visitors use the Website (e.g. which pages are most popular, how long users stay on a page, what device and browser they use, bounce rate, traffic sources). We use this data to optimise the layout, content and loading speed of the Website. Tools used: Google Analytics 4 (GA4) with anonymised IP (IP masking enabled), Consent Mode 2.0 implemented. Legal basis: Art. 6(1)(a) GDPR – your consent.
d) Marketing / advertising cookies These cookies (and similar technologies such as pixels or local storage) allow us to display personalised advertisements and offers (e.g. properties matching your previous searches) on our Website and on partner platforms. They are also used to measure the effectiveness of our marketing activities. On this Website we currently do not actively use third-party advertising cookies (such as Google Ads remarketing, Meta Pixel, LinkedIn Insight Tag), but if we decide to implement them in the future, you will be informed via an updated banner and policy. Legal basis: Art. 6(1)(a) GDPR – your consent + Art. 172 of the Telecommunications Law (electronic communication consent).
e) Social media cookies Embedded elements from social platforms (e.g. share buttons, embedded Google Maps, YouTube videos if any) may set their own cookies when you interact with them. We have no control over these cookies – they are governed by the privacy policies of the respective platforms (Google, Meta/Facebook, X/Twitter, LinkedIn, etc.). Legal basis: Art. 6(1)(a) GDPR – your consent (via cookie banner).
3. Who has access to information collected via cookies?
Information collected through cookies may be accessed by:
- our authorised employees and collaborators who administer the Website
- service providers supporting us technically (hosting company, IT maintenance, developers)
- providers of analytical tools (Google Ireland Limited – Google Analytics) – under data processing agreements ensuring GDPR compliance
- – in the future – advertising / social media platforms (only if activated and with your consent)
We do not sell your data. Data is not transferred to third countries outside the EEA unless appropriate safeguards are in place (e.g. standard contractual clauses) and you have been informed.
4. How long do we store cookies?
- Session cookies – deleted automatically when you close the browser
- Persistent cookies – remain on your device for a predefined period (from several days to 24 months) or until you delete them manually
- Analytical cookies (GA4) – up to 14 months (configurable) or until consent is withdrawn
- Consent records – stored for up to 12 months to prove compliance with consent requirements
5. How to manage cookies and withdraw consent?
You can manage cookies at any time in several ways:
a) Via our cookie banner On your first visit (and whenever you clear browser cookies), a cookie management banner appears. You can accept all cookies, reject non-essential ones, or customise your preferences (essential cookies cannot be disabled without impairing site functionality).
b) Via browser settings Most browsers allow you to:
- block cookies completely
- accept only session cookies
- delete existing cookies
- receive notifications before a cookie is saved
Instructions for popular browsers:
- Chrome: Settings → Privacy and security → Cookies and other site data
- Firefox: Preferences → Privacy & Security → Cookies and Site Data
- Safari: Preferences → Privacy → Manage Website Data
- Edge: Settings → Cookies and site permissions → Manage and delete cookies
Blocking essential cookies may result in limited functionality (e.g. search filters not saving, forms not submitting correctly).
c) Withdrawal of consent Withdrawing consent for analytical or marketing cookies does not affect the lawfulness of processing before withdrawal. To withdraw consent, simply reopen the cookie banner (link in the footer: “Cookie Settings”) or contact us at info@sunsethillsmarbella.com.
